Good question ;-). We now have an advisory role, where we no longer act as an intermediary, but operate in the background. You're in control. So, while we do have valuable real estate experience. This makes us completely independent. Our only interest is that you make a smart and safe choice.

Do you ultimately need an estate agent? No problem, we can also help you as your purchasing agent for a fixed price of € 3.999,-.

Is the house you're looking at worth over 1,2 million euros and/or far from standard, like a houseboat? Then we would recommend hiring a specialised estate agent. Is JAY a broker?

JAY was developed based on the many years of experience of Joost Kok, one of Amsterdam’s highest-rated real estate agents specializing in buying and selling. Joost Kok ran a real estate agency called Makelaar Joost Kok in Amsterdam and has experience as a real estate agent in the Randstad. The real estate agents who work at JAY have all completed their real estate certification. However, as purchase coaches, they no longer work as real estate agents but as advisors—unless you hire us as real estate agents. Of course, you’re welcome to do that as well!

Does JAY have recent sales prices for me?

Like all other parties not affiliated with a real estate agents' association, we are dependent on the Land Registry. This can cause a delay of up to four weeks until after the actual handover of the keys to the property. You can request the most recent sales prices here at a reasonable price:

Once the purchase price and address are registered, you will receive the purchase price information immediately by text message. This costs €1.50. We only charge a fee if we have information available for the address.

Are JAY coming with you to the notary?

If you’d like, we can accompany you to the notary on an hourly rate basis. However, a notary is independent, and you’re in good hands. In Amsterdam, the buyer visits the notary twice. The notary also drafts the deed of sale. The legal aspects of the purchase are therefore well taken care of. This is a general overview. If there are specific matters regarding the property that you want to include, the notary will of course not be aware of them. You’ll need to bring these up with the notary yourself. These might include, for example, a repair that still needs to be done, a tree that’s to remain on the property, or a specific issue for which there’s no permit or no approval from the homeowners’ association. The deed of transfer is the same as the purchase agreement, but it’s executed after all conditions precedent have been fulfilled. In the rest of the Netherlands, the selling agent prepares the purchase agreement and the notary prepares the deed of conveyance. So in the Netherlands, you first finalize the purchase. Then you arrange the financing. And after that, the transaction is concluded at the notary’s office through the deed of conveyance, which also includes the handover of the keys.

Does JAY check the purchase agreement?

Yes, we can do that for you based on an hourly rate or for free if you've hired us as your personal coach.

However, it's also easy to do yourself. JAY has several templates that notaries and real estate agents also use. These are all standard templates, as 95% of the templates are the same for every property. There's a standard notary contract, but also, for example, an NVM purchase agreement. These include a simple explanation of how to interpret each article. This should be sufficient. These are currently available through the 'Your Personal Coach' subscription.

How long does a search take?

Currently, in the current market, on average an offer with JAY ends 1 out of 2 times successfully. Searches currently take less than a month, provided there are enough properties per week that meet the requirements.Please note: after an offer has been accepted, it normally takes another 1 to 2 months before the keys are handed over. It is also possible that the seller will negotiate for a longer period of time. There is a maximum of 6 months for this.

Are there also disadvantages?

Not really. It depends on how you look at it:Although we do our very best to provide advice as accurately as possible, it remains non-binding. Ultimately, you’re in the driver’s seat and you decide for yourself what to do with it. For this reason, we can no longer take final responsibility if something were to go wrong. There are simply too many legal complications involved. Essentially, you’re buying a home on your own, and there’s nothing wrong with that. The second potential drawback is that it takes extra time to thoroughly research a property at certain points. But we actually see this as a positive. However, if you’re mainly looking to take the pressure off yourself, then go with our real estate brokerage service.
